Exponential Property Management’s Pet Policies
The apartment homes of Exponential Property Management are pet-friendly communities. We allow a maximum of 2 approved pets per apartment home to live and enjoy the community with pet owners. As with most apartments home communities, due to commercial insurance policy stipulations, there are pet and breed restrictions (see below), which are strictly enforced 24 hours a day, 7 days a week.
Advance Pet Approval is required:
All pets require advance approval with all required vaccination records and licenses BEFORE the pet is allowed to move into the community. Your pet must be non-aggressive to persons or other pets, domesticated and completely housebroken or “potty-trained.” Once approved, an animal addendum must be signed, and all required pet fees paid in full unless this is a licensed service animal. Note: Unauthorized pets may not be kept in the community, even temporarily. Visitors with pets (less than 24 hours) are subject to the same restrictions as resident pets. Any unauthorized pets will receive a $100 fine.
Pets Allowed:
- Non-aggressive domesticated dogs
- Non-aggressive domesticated cats
- Dogs, Cats and Birds ONLY
Pets Not Allowed (unless licensed service animal):
- Pets that exhibit aggressive behavior
- Pets that are deemed to be aggressive in nature
- Pets with a bite history
- Aggressive breeds as listed below; this includes full or mixed breed
- Akita
- American Strafford Terrier
- Bull Terrier
- Bullmastiff
- Chow
- Dingo
- Doberman Pinscher
- Giant Schnauzer
- Mastiff
- Ovtcharka
- Presa Canario
- Pit Bull
- Rhodesian Ridgeback
- Rottweiler
- Neapolitan Mastiff
- Wolf
*This list is intended to clarify the pet policy. Any pets listed above found on the property (inside or outside an apartment home) may be removed by the local animal authorities. Pet violation fines will be strictly enforced.
Control of Pet:
All pet owners are required to care for pets inside and outside the apartment as stated in the animal addendum. Pets must be completely domesticated (comfortable in apartment community setting, house trained or using a litter box, and under owner control.) Dogs must always be on leash and under the control of the owner, when outside in the community. Violation of any of the community pet policies will result in fines and/or permanent removal of the pet from the property.
Pick up After Your Pet:
Allowing pets to live in the community is a privilege and requires all pet owners to be “pet responsible.” For us to continue to be a pet-friendly community we need every pet owner’s cooperation. We have residents and their guests who wish to enjoy all of the communities’ amenities without the dreaded fear of stepping in dog or cat feces. With that in mind, please pick up after your pet immediately, tie it tightly in a bag and place it inside the dumpster. It is the pet owner’s responsibility to provide bags and properly dispose of pet waste. As a courtesy, you may find complimentary bags in the pet station throughout the community. Litter boxes are to be cleaned frequently and kept odor free. To keep our community clean and odor free, trash receptacles are emptied several times a week. We want to continue to remain a pet-friendly community, but this can only happen with your cooperation.
Inside Apartment/Patios:
Dogs may not be left alone for more than 24 hours – no exceptions. Dogs may not be on a balcony or patio area if creating disturbance. Pet owners will be fined $100.00 per incident plus damage if any pet defecates or urinates inside the apartment home or in any common areas.
Pet Fees (paid in full at time of pet move in):
$250 non-refundable pet fee per pet with a 2-pet maximum
Important Pet Policy Reminders:
- If you are a pet owner, please read the animal addendum in its entirety
- Your pet must be non-aggressive to people and other pets, domesticated and completely housebroken or “potty-trained”
- Permission to keep a pet is granted at management’s sole discretion
- Apartment homes with pets may be inspected periodically to ensure the home is free from damages
- Management reserves the right to modify its pet policy and pet lease terms upon renewal
- Management may restrict certain breeds
- Before acquiring a pet, residents must first obtain management approval, sign an animal addendum, and pay all fees in full
- Only the pets described and named in the animal addendum are permitted. No additional or different pets are authorized
- Unauthorized pets may not be kept in the apartment, even temporarily. Visiting pets are subject to the same restriction as residents’ pets
- All pets, including service animals must be licensed and vaccinated in accordance with local ordinance
- Pet owners are required to ensure their pets do not disturb or annoy other residents, guests, neighbors or pets
- Management may charge a non-refundable pet fee, pet deposit and/or pet rent at management’s discretion and will be outlined in your lease, unless a licensed service animal
Service Animals:
- A person who has a service animal must complete the TAA standard animal addendum as well as the TAA standard Support or Service Animal Amendment to Animal Addendum.
- There are no requirements that a service animal be identified by a vest or other markings, nor is the resident required to provide any that the service animal has been trained in a specific purpose
- A service animal is allowed to go anywhere that the normal public is allowed, including food service areas.
- If the animal poses a direct threat to health and or safety of others, including unsolicited contact with people other than its owner (jumping on people, sniffing them, trying to be petted, etc.), the animal can be excluded from a common area
- The owner of the service animal is required to maintain proper care and control of the animal
- Any reason for exclusion must be for reasons that are demonstrable, not speculative
- Service animals are allowed even if the community has a NO PET policy
- An aggressive dog breed may not be banned if it has been designated as a service animal
- Though there are no restrictions on the breed and or species of service and or emotional support animals, per Fair Housing, the home has to be able to accommodate the animal
- All service animals are to be approved through management before move-in
