Exponential Property Management does not discriminate against any person based on race, color, religion, sex, national origin, handicap status, familial status or any other state or locally protected classification. To be considered for approval, all adults must fully complete a rental application. Any omissions, errors or falsifications may result in denial of an application and terminates the right to occupy the apartment in which all funds submitted by the applicant(s) would be forfeited. Lease holder(s) must be 18 years or older. All occupants 18 years or older will be required to complete an application (even if living with a parent or guardian). Applicants with a joint credit record may complete one application or apply for credit separately. All applicants are subject to review by an outside application screening agency. Within 72 hours of application approval, applicants must submit all required forms and documentation. Approval or denial includes a review of the following criteria:

INCOME: The gross monthly household income must equal three times (3x) the base rental amount on the apartment. All income must be
verifiable. Verifiable Income includes, but is not limited to: Social Security Benefits, Pensions, Trust funds, Grants, School Loans, Child Support,
Unemployment, Military Benefits, Alimony.
INCOME VERIFICATION:
- Employed: If currently employed provide written evidence of regular income sufficient to three times (3x) the rental amount on the apartment for the lease term within 72 hours of completing an application. Three paycheck stubs will be required.
- Self-Employment/Unemployed: Must provide the previous year’s personal income tax return certified by accountant and/or the previous three months personal bank statements as evidence of sufficient income. If using bank statements, you must show an available balance of three times (3x) the monthly rental amount for the signed lease term.
  - Example- a monthly rental amount of $1200 for a 7-month lease term must show they have an available balance of at least $25,200.
- Commission/Tip Employment: Person who holds jobs that are commission only, base salary plus commissions, tips or bonuses will be considered self-employed and must submit the same proof of income as listed above.
- If one of the terms listed above are not met: A Guarantor can be accepted if they qualify per the guidelines and make six times (6x) the rental amount. If the Guarantor has a bankruptcy, they will be denied.
RESIDENT HISTORY: Verifiable leasing history for a period of at least six months in which lease terms are fulfilled as required. If owned a home, applicant must furnish mortgage information if not available on credit report. Any applicant showing a landlord debt or has an eviction within the past two years must show proof of payment agreements with landlords or could result in application being denied.
CREDIT HISTORY: Credit history will be reviewed. Income plus verified credit history will be entered into a scoring model to determine rental eligibility and security deposit levels. Unfavorable accounts will negatively impact this score. The scoring system software will approve, deny, or pass with conditions. Additional deposits will be required for any conditional status.
- Applicants with no credit history or poor credit history must provide proof of employment minimum of twelve months, rental history of past twelve months and an additional deposit up to one month’s rent may be required.
- Applicants who do not provide proof of sufficient income to meet income requirements Guarantor’s must have a gross monthly income of at least six times (6x) the monthly rent and must meet all other qualifying criteria. The Guarantor must complete and sign a lease guaranty agreement.
- Applicants with no rental history or rental history more than ten months ago must provide proof of current employment minimum of six months and an additional deposit up to one months’ rent may be required or have a qualifying Guarantor (see below).
- Applicants who are non-US citizens are required to complete the TAA Supplemental Rental Application for Non-Us Citizens and provide the following valid documents (I551, I-688, I-688-A, I-94), acceptable photo identification, written verification of employment or two most recent paycheck stubs. A security deposit, up to one month’s rent may be required, and a $300 non- refundable opportunity fee.
OPPORTUNITY FEE: A non-refundable opportunity fee may be required.
BANKRUPTCY: Should a pending bankruptcy appear it might result in automatic denial. If a discharged bankruptcy appears older than one year it may be approved with the result of an additional deposit.
CRIMINAL HISTORY: A criminal background check will be run on all applicants. An applicant may be automatically denied in the event the applicant(s) has been convicted of a felony or misdemeanor any crime listed below. The applicant(s) may receive a denial if they have had a conviction within the past seven to ten years for any crime listed below. An automatic denial will also occur should an applicant appear on the list of known terrorists and wanted fugitives as provided by the Office of Foreign Asset Control (OFAC), federal agencies to include the FBI, or other state and local law enforcement agencies. The applicant agrees that the lease shall be terminated in the event the applicant, after moving onto the property, is convicted of any of the crimes listed below, and/or appears on the list of known terrorists, wanted fugitives, or national sex-offender database. Note: This requirement does not constitute a guarantee or representation that, residents or occupants residing at this apartment community have not been convicted of a felony or are not subject to deferred adjudication for a felony.

REQUIRED ID: One form of Government issued photo I.D. is required. Temporary citizenship with Passport and/or other forms, will be required to fill out a non-US Citizen TAA form, and will have to provide additional deposit and/or fees.
- Non-US Citizens without a Social Security Number: Non-Citizens/Temporary citizenship with Passport and/or other forms will be required to fill out a TAA Non-U.S. Citizen Application.
OCCUPANCY LIMITS:
- Efficiency and One bedroom/One bath – No more than 3 people*
- Two bedroom/One or Two bath – No more than 5 family members or 2 non-family members*
- Three-bedroom/Two bath – No more than 7 family members or 3 non-family members*
- Four bedroom/one, two or three bath – No more than 9 family members or 4 non-family members*
- *Any person over the age of 12 months old will be included in the occupancy number for the apartment.

GUARANTOR REQUIREMENTS: a Guarantor may be an option if an applicant has one of the following: insufficient income, resident history and/or credit history. A Guarantor’s income must be at least six times (6x) the monthly rent, and verifiable through tax forms and/or checks stubs, acceptable credit history, minimum employment of one year and must furnish all necessary information on leasing or mortgage history. Guarantor(s) must sign a TAA Lease Contract Guaranty.
RENTAL INSURANCE: Due to legal limitations, it is not possible for us to insure your personal property. It will be necessary for you to obtain Apartment Renter’s coverage at your expense from a local insurance agent to cover any possible loss to your personal property. The apartment community requires a minimum of $100,000 personal liability coverage and needs to be listed as additional insured to ensure we are notified of cancellation, renewal, etc.
PETS: All animals are subject to management approval and community policy. A maximum of two pets per household will be permitted with a signed Animal Addendum and a non-refundable pet fee of $250 for each pet. There is no weight limit; however, aggressive breeds, as well as any mixed breeds that have the predominant characteristics of aggressive breeds, and/or any dog with a bite history are also prohibited. Aggressive breeds: Akita, American Strafford Terrier, Bull Terrier, Bullmastiff, Chow, Dingo, Doberman Pinscher, Giant Schnauzer, Mastiff, Ovtcharka, Presa Canario, Pit Bull, Rhodesian Ridgeback, Rottweiler, Neapolitan Mastiff and Wolf. Pet fees and deposits are to be paid in full prior to move-in.
MOVE- IN MONEY: All move in money including application fee, administration fee, security deposits, pet fee, opportunity fee, move-in specials, etc. must be paid with a certified money order or via bank card prior to receiving apartment home keys. NO personal check will be accepted for the payment of these funds.
